Commercial property on Ibiza is a specialist market. Licences, traspaso agreements, seasonal trading patterns and municipal rules vary sharply between the five municipalities.
A restaurant is rarely sold as a building. It is sold as a licence, a lease, a fit-out and a trading history: and each of those needs separate verification.
This is a category where the wrong advice is genuinely expensive. We work with specialists and we say so when something is outside our lane.
Before you view anything
The licence, not the room
Activity licences are specific and hard to obtain. A space without the right licence is a building, not a business.
Traspaso explained
A traspaso transfers a lease and a going concern rather than the freehold. What you actually acquire needs to be itemised in writing.
Season and staff
Trading figures from July say nothing about February. Ask for twelve months, and ask who the staff actually work for.
Best locations for this
Eivissa and Sant Antoni carry most retail and hospitality; Santa Eulària has the strongest year-round trade.
