Because most of the market is invisible. Long-term rentals on Ibiza are let through word of mouth, usually before they are ever advertised. By the time a property reaches a portal, it has often already been seen by fifty people.
Supply is also genuinely tight. Holiday letting is more profitable for owners, the season distorts availability, and demand from families and professionals arriving on the island keeps rising.
