Spanish law requires stage payments to be guaranteed. Confirm the guarantee exists and names you: this is the single biggest off-plan risk.
Developer track record
Look at what they finished, not what they rendered. We can usually tell you who built it and how the last one went.
Completion dates
Delays are normal. What matters is what the contract says happens when the date passes, and whether you can walk away with your money.
