It varies by villa: some include staff and changeover cleaning, others do not. We set it out clearly before you commit.
No, and anyone who tells you otherwise is not being straight with you. The market is genuinely tight. What we promise is that we search properly, use a network you do not have, and tell you honestly how realistic your requirements are.
Because a public list would show you what everyone else has already seen. Most of this market is let through word of mouth before it is ever advertised.
Two to three months ahead, and more for a September start. Waiting until you arrive is the most common mistake.
