We value on actual comparable transactions, not on asking prices and not on what you would like to hear. If our figure is lower than another agent's, we will show you why.
An inflated valuation wins an instruction. It does not sell a house.
What we actually do
Property inspection
We visit. Photographs and a floorplan do not tell us about the neighbouring plot, the afternoon light or the road.
Comparable analysis
Actual completed transactions in your area and price band: not portal asking prices.
Legal position check
Registered versus built, licences, charges. A valuation that ignores an undeclared extension is not a valuation.
Written report
A figure, a range, the evidence, and an honest view of how long it will take at each price.

Yes, and there is no obligation to instruct us afterwards. We would rather you had an accurate number even if you sell with someone else.
An online tool cannot see that your neighbour built a wall, that your terrace is undeclared, or that the last comparable sale in your street was a distressed one. We can.
We will show you the evidence and you can decide. What we will not do is agree with a figure we do not believe, take the instruction, and then ask you to reduce in three months.
