Ibiza Property Market for International Buyers in 2026

Around ten years ago we moved to Ibiza with our own family. For us, international relocation is not just a real estate subject. We have lived it.

Why Ibiza attracts international buyers

Ibiza has one of Spain's most international property markets.

Buyers come to the island for very different reasons: a second home, family relocation, a premium villa, an apartment close to Ibiza Town or simply a different way of life.

We understand that personally.

Around ten years ago, we moved to Ibiza with our own family. Our children entered the Spanish education system and later moved into a Spanish-English international environment at Mestral.

So for us, international relocation is not just a real estate subject.

We have lived it.

One Island, Very Different Property Markets

Ibiza may be geographically small, but there is no single Ibiza property market.

Ibiza Town
Talamanca and Marina Botafoch: apartments, penthouses, convenience, marinas, restaurants and easy access to the airport.
Sant Josep
The south-west: villas, sea views, beaches, countryside and some of Ibiza's most premium residential locations.
Santa Eulària
Jesús and Santa Gertrudis: popular for year-round living, families, villas, countryside and established international communities.
Sant Antoni
The west: a varied market with apartments, villas, countryside and sunset locations.
Northern Ibiza
Privacy, nature, fincas, land and a quieter lifestyle.

The better question is therefore not "Where is the best place to buy in Ibiza?"

It is "Which part of Ibiza fits the way I want to live?"

Second Home or a New Life in Ibiza?

This is one of the first questions we ask international buyers.

For a second home, priorities may include:

  • Sea views
  • Terrace and outside space
  • Beach access
  • Security
  • Low maintenance
  • Airport access
  • Property management while abroad

For a permanent move, the priorities often change:

  • Schools
  • Year-round community
  • Daily travel
  • Sports and activities
  • Parking and storage
  • Internet and workspace
  • Winter comfort
  • Everyday services

A beautiful holiday property is not automatically the right family home.

We learned that ourselves.

Moving to Ibiza With Children

When we moved here around ten years ago, we also had to make decisions about education, languages and where our children would grow up.

Our children initially experienced Spanish education. Later, our family also experienced a Spanish-English international environment through Mestral.

That taught us something important when helping relocating families: choose the lifestyle and practical location together with the property.

Where is the school?

What does the daily drive look like?

Where will the children play sports and meet friends?

Does the area work in January as well as August?

These questions can be just as important as bedrooms, swimming pools and sea views.

What Can International Buyers Get for Their Budget?

Expectations vary considerably by area and property type.

We have created three separate guides.

Around €1 million

Primarily apartments, townhouses and selected houses depending on location and condition. What €1 Million Buys in Ibiza

Around €2 million

A much broader market including villas, detached homes, premium apartments and sea-view opportunities. What €2 Million Buys in Ibiza

Around €5 million

Access to a substantial part of Ibiza's premium market, where privacy, architecture, land, views and scarcity become increasingly important. What €5 Million Buys in Ibiza

These are guides rather than fixed price categories.

In Ibiza, micro-location can make an enormous difference.

Most international buyers start online.

That makes sense, but the market can be fragmented.

The same property may appear with several agencies, while other properties may be shared privately or through professional networks.

A serious search can therefore include:

  • Hoy Hoy listings
  • Publicly marketed properties
  • Collaborating agencies
  • Professional broker networks
  • Direct relationships
  • Relevant off-market opportunities

Off-market does not automatically mean better or cheaper.

The objective is simply to find the property that best fits the buyer.

Buying in Ibiza as a Non-Resident

International buyers can purchase property in Ibiza, but the process should be properly structured.

Depending on the buyer and transaction, this can involve:

  • NIE identification
  • Independent legal representation
  • Financing
  • Purchase taxes and costs
  • Legal and technical due diligence
  • Banking and source-of-funds preparation
  • Notarial completion

We cover this separately in our complete non-resident guide: Buying Property in Ibiza as a Non-Resident.

Why Buyer Representation Can Help

Different Ibiza agencies represent different properties.

For an international buyer, that can mean contacting multiple brokers and repeatedly explaining the same requirements.

Our approach starts with the buyer rather than our own inventory.

We first want to understand where you want to live, how you will use the property, what your budget is, and what really matters to you.

We can then search the relevant market, including properties represented by other professionals where collaboration is possible.

The objective is to find the right Ibiza property, not just the right Hoy Hoy listing.

Buyer Representation

And What Happens After You Buy?

For international second-home owners, buying the property is only the beginning.

When you are abroad, somebody may still need to coordinate:

  • Property inspections
  • Key holding
  • Maintenance
  • Cleaning
  • Pool and garden services
  • Contractor access
  • Arrival preparation
  • Problems when they occur

This is why our Property Management services connect naturally with our work for international buyers.

Frequently Asked Questions

Can foreigners buy property in Ibiza?

Yes. International and non-resident buyers can purchase Spanish real estate. Individual legal, tax and immigration circumstances should be checked separately.

Where do international buyers live in Ibiza?

There is no single international area. Ibiza Town, Sant Josep, Santa Eulària, Sant Antoni and northern Ibiza appeal to different buyer profiles.

Is Ibiza suitable for families?

Many families live on Ibiza year-round. Schools, daily travel, services, community and the practical location of the property should all be considered when relocating.

Is Ibiza suitable for year-round living?

Yes. However, areas can feel very different outside the summer season, making location particularly important for permanent residents.

Are all Ibiza properties advertised online?

No. Some properties are marketed through professional networks or privately as well as through the public market.

Thinking About Making Ibiza Part of Your Life?

Around ten years ago, we arrived in Ibiza as an international family ourselves.

Today, Ibiza is home.

Our children have grown up here, experienced different school environments, learned languages and built their lives on the island.

So when someone tells us they are thinking about moving to Ibiza, we understand that the first question is not always "Which property do you want to buy?"

Sometimes the better question is "How do you imagine your life here?"

Tell us that first.

We can start the property search from there.
