A finca is a country property, usually old, usually with land, and almost always with a story that does not entirely match the paperwork.
That gap is the whole job. Registered area versus built area, declared versus undeclared, rural land classification versus what someone built on it in 1998.
Buy one correctly and it is the most rewarding property on the island. Buy one carelessly and you inherit somebody else's planning problem.

Registered vs built
This is the single most common issue in the Ibiza market. What exists and what is registered frequently differ. Legalisation is possible, sometimes expensive, occasionally impossible.
Land classification
Rústico land restricts what can be built, extended or rented. It also protects your view. Understand which rules apply to your plot.
Water, power, access
Cistern capacity, solar viability, well licences and private road rights. Unglamorous and decisive.
Best locations for this
Strongest in Santa Eulària des Riu (Santa Gertrudis, Sant Carles) and Sant Joan de Labritja, with pockets inland from Sant Antoni.
