  1. Understanding your property goals before we search

    Every buyer arrives with different ambitions. Some are looking for a contemporary villa overlooking the Mediterranean; others are drawn to the charm of an authentic finca, the convenience of a luxury apartment or the potential of an investment property.

    We start with the objective, not the listings. How you actually want to live on the island determines where you should be looking: and that is frequently not where a buyer first expects.

  2. Understanding the Ibiza real estate market

    Every municipality has its own market dynamics, legal considerations and buyer profiles. The difference between two coves fifteen minutes apart can be a factor of two in price per square metre, and there are usually reasons for it.

    We give you the context before the viewings: what has actually sold, at what price, and why.

  3. Property search: on-market and off-market

    We search the public market thoroughly. We also search the part of it that is not public.

    Many of the island's best properties are introduced through relationships long before they appear on a portal. Owners sell discreetly for entirely ordinary reasons: privacy, tenants in place, or simply not wanting the whole island to know. Access to those properties comes from a network built over years.

  1. Understanding property values before making an offer

    Asking prices on Ibiza are opinions. Sale prices are facts, and they are not always public.

    Before you offer, we give you a written view of what the property is worth based on genuine comparables: including the ones that undermine the asking price. That is the whole point of independence.

  2. Property viewings: looking beyond first impressions

    A beautiful house on a beautiful day sells itself. Our job is the less romantic part: orientation and afternoon sun, water supply, access rights, noise in August, what the neighbouring plot is zoned for, whether the pool is legal, whether the extension was declared.

    We would rather talk you out of the wrong house than through the buying of it.

  3. Negotiating the purchase

    Negotiation on Ibiza is rarely only about price. Timing, fixtures, completion date, what stays and what goes, and how the deposit is structured all carry value.

  1. Legal due diligence

    You will engage an independent lawyer: we introduce you to specialists from our trusted network, but you instruct them directly.

    Due diligence covers title, charges and debts, planning compliance, licences, and whether what has been built matches what is registered. On Ibiza the last point matters more than buyers expect.

  2. The Arras agreement explained

    The Arras is the private deposit contract signed once terms are agreed. It typically involves 10% of the purchase price and it is the point at which the transaction becomes real.

    If the buyer withdraws, the deposit is generally lost. If the seller withdraws, they generally repay double. Nothing should be signed here until due diligence is satisfied: this is where representation earns its fee.

  3. Mortgage advice for international buyers

    Non-resident buyers can obtain Spanish mortgages, typically up to 60 to 70% of the valuation. Terms vary considerably between lenders and by nationality.

    We introduce you to mortgage specialists who work with international clients regularly. We do not take commission on their side, which is why the introduction is worth having.

  4. Completing before the Spanish Notary

    Completion takes place at the notary, where the public deed is signed and the keys are handed over. Funds, taxes and registrations are coordinated in advance so the day itself is procedural.

    We attend with you. If you cannot travel, power of attorney can be arranged in advance.

  5. Support beyond completion

    Our relationship does not end when the transaction is completed. Utilities, insurance, renovation, interior design, staff, and ongoing property management: the Hoy Hoy Ibiza network exists precisely for what comes after.
