A finca is a rural property: traditionally an Ibicencan farmhouse with its surrounding land, sometimes centuries old, thick-walled and low-slung against the heat. The appeal is easy to state. Land, and with it privacy of a kind no urbanisation offers. Character that cannot be built new. And a connection to the island's agricultural past, with olive terraces, almond trees and dry stone walls that predate tourism entirely. For many of our US clients, the finca is the picture they had in mind before they ever saw a listing. That instinct is sound, and it deserves to be paired with the most careful buying process on the island.

The cautions that come with the countryside
Fincas sit on suelo rústico, rural land, and rural land carries specific planning restrictions. That shapes what you may extend, rebuild or add, and it makes the legal history of the existing buildings central to the property's value.
- Old structures: many fincas have been extended over generations, and not every addition was legalised. Your lawyer establishes what is registered, what is legalised and what is merely there.
- Water: rural properties often rely on wells and cisterns rather than mains supply, and the rights and condition of both need checking.
- Access: the lane that winds romantically to the door may cross other people's land, so access rights must be verified, not assumed.
- Pools and outbuildings: as with extensions, their planning status is confirmed, never presumed.
