
NIE for US Buyers
The one Spanish document every American buyer needs, and the three ways to obtain it without stress.

The NIE, the Número de Identidad de Extranjero, is the identification number Spain assigns to foreign nationals. It is required for any property purchase: without it you cannot sign the deed, pay the taxes or open the utility contracts in your name. It is not a visa and it confers no residency rights. It is simply the number under which the Spanish administration knows you, and obtaining it early keeps the rest of the purchase on schedule. We suggest US clients start the NIE process as soon as they begin looking seriously, rather than waiting until a property is found.

Three routes for Americans
There are three ways for a US citizen to obtain an NIE, and all three lead to the same number.
- Through a Spanish consulate in the United States: you apply in person at the consulate serving your state, which suits buyers who prefer to have everything in hand before travelling.
- In person in Spain: applications can be made here, which can be combined with a viewing trip.
- Through a lawyer with power of attorney: your Spanish lawyer applies on your behalf, and you need not travel at all. For most of our US clients this is the simplest route.

Documents, timing and how we help
Requirements are straightforward: a valid passport with copies, the completed application form, and evidence of the reason for the request, such as a reservation contract or a letter explaining the intended purchase. Where a lawyer applies for you, the power of attorney is signed before a notary in the US and then formalised for use in Spain. Hoy Hoy Ibiza does not leave clients to navigate this alone.
