Seller Guide Ibiza
Everything you need to know about selling property in Ibiza: a complete guide for property owners.

Why sell with professional guidance
The Ibiza market is international, seasonal and opaque. Your buyer may be in Amsterdam, New York or Madrid, and they may never have heard of your area.
Reaching them requires more than a portal listing. It requires knowing who is actually looking, where they look, and what will make them choose your house over the four others they are considering.
Step by step
-
Preparing your property for sale
Most preparation is cheaper than owners fear and returns more than they expect. Decluttering, a garden tidy, minor repairs and a professional photography shoot consistently pay for themselves.
Major renovation before sale rarely does. We will tell you which category your property falls into: and we will tell you when the answer is 'do nothing'.
-
Property valuation: setting the right asking price
This is the decision that determines everything else. Price correctly and you sell in months. Price optimistically and you sell in years, usually for less than you would have got at the start.
We value on actual comparable transactions, not on asking prices and not on what you would like to hear. If an agent's valuation is significantly higher than everyone else's, ask them to show you the evidence.
-
Marketing: reaching the right buyers
Different properties have different buyers. A Dalt Vila townhouse, a Santa Gertrudis finca and an Es Cubells estate are three unrelated markets with three different strategies.
We define who your buyer is before we decide where to advertise: and sometimes the answer is that we approach them directly rather than advertising at all.
-
Professional photography and video
This is the highest-leverage money you will spend on the sale. Buyers decide from photographs whether to view; nobody views a house that photographed badly.
Professional photography and film are part of our marketing, not an upsell. Drone, twilight and lifestyle shoots where the property justifies them.
-
Negotiating the sale
Price is one variable. Completion date, fixtures, what stays, deposit structure and the buyer's actual position all carry value.
A cash buyer at a slightly lower price is frequently worth more than a financed buyer at the asking price. We assess the buyer, not just the number.
-
The legal process of selling
Your lawyer handles title, charges, the tax position and completion. Sellers should be aware of capital gains tax, plusvalía municipal, and: for non-residents: the 3% retention withheld at completion.
None of this is a problem if it is planned for. All of it is a problem if it surfaces two weeks before the Notary.
-
The Arras agreement and completion
The Arras is the private deposit contract, typically 10% of the price. If the buyer withdraws, the deposit is generally yours. If you withdraw, you generally repay double: so do not sign it until you are certain.
Completion follows at the notary: public deed signed, balance paid, keys handed over.
-
Support after selling
Reinvestment, tax filings, or your next property on the island: or off it. The relationship does not end at the notary, and a surprising number of our sellers become buyers again within two years.
