Seller Representation in Ibiza
Professional representation for property owners selling in Ibiza.

Why use Seller Representation when selling property in Ibiza
Selling a property is rarely only a transaction. For most owners it is the end of a chapter, and it usually involves the largest asset they hold.
Ibiza is an international, seasonal and opaque market. Your buyer may be in Amsterdam, London, Madrid or New York, and they may never have heard of your area. Reaching them takes more than a portal listing.
Seller Representation means someone whose job is your outcome: the right price, the right buyer, and a process that does not become an ordeal.
Step by step

How to prepare your property for sale in Ibiza
Most preparation is cheaper than owners fear and returns more than they expect. Decluttering, garden work, minor repairs and a professional photography shoot consistently pay for themselves.
Major renovation before sale rarely does. We will tell you which category your property falls into: including when the honest answer is to do nothing.

Property valuation: determining the right asking price
This decision determines everything else. Price correctly and you sell in months. Price optimistically and you sell in years, usually for less than you would have achieved at the start.
We value on actual comparable transactions rather than asking prices, and we show you the evidence. If our number is lower than another agent's, ask them to show you theirs.

Property marketing: reaching qualified international buyers
Different properties have entirely different buyers. A Dalt Vila townhouse, a Santa Gertrudis finca and an Es Cubells estate are three unrelated markets.
We define who your buyer is before deciding where to advertise. Sometimes the answer is that we do not advertise at all, and approach matched buyers from our register directly.
-
Professional photography and video
This is the highest-leverage money in the whole sale. Buyers decide from photographs whether to view; nobody views a house that photographed badly.
Photography and film are part of our service, not an upsell. For international buyers who cannot fly out this week, the film is the viewing.

Negotiating the sale of property in Ibiza
Price is one variable. Completion date, fixtures, what stays, deposit structure and the buyer's actual position all carry value.
A cash buyer slightly below asking is frequently worth more than a financed buyer at it. We assess the buyer, not only the number.
-
The legal process of selling property in Ibiza
Your lawyer handles title, charges, the tax position and completion. Sellers should plan for capital gains tax, plusvalía municipal, and: if non-resident: the 3% retention withheld at completion.
None of this is a problem if it is planned for. All of it is a problem if it surfaces two weeks before the Notary. Undeclared extensions are the most common surprise, and it is better to find yours now.
-
Completing the sale before the Spanish Notary
The Arras deposit contract is signed once terms are agreed, typically at 10%. If the buyer withdraws, that deposit is generally yours; if you withdraw, you generally repay double.
Completion follows at the notary: public deed signed, balance paid, keys handed over. We attend with you.

Why homeowners choose Hoy Hoy Ibiza Real Estate
Because we will tell you what your house is worth rather than what wins the instruction.
Because the network came before the agency, which is why we can often introduce a buyer without ever advertising.
And because the relationship does not end at the notary: a surprising number of our sellers become buyers again within two years.

Frequently Asked Questions
Request a valuation. We base it on actual comparable transactions rather than asking prices, and we show you the evidence: including when it is lower than you hoped. An inflated valuation wins an instruction; it does not sell a house.
Yes. We approach matched buyers from our register directly, with no public listing, sign or advertising. Around half of what we transact is never publicly listed.
Yes, and it is included. Buyers decide from photographs whether to view. It is the highest-leverage money in the entire sale and it is not an upsell.
Correctly priced, typically three to nine months to an accepted offer, then eight to twelve weeks to the notary. Overpriced, indefinitely.
Yes. Your lawyer handles title, charges, the tax position and completion, working for you independently. We coordinate with them.
Capital gains on the profit and plusvalía municipal to the town hall. If you are non-resident, the buyer also withholds 3% of the price against your capital gains liability, which you reclaim afterwards.
Very common: undeclared extensions and pools especially. Better to find out before marketing than two weeks before the Notary. We will tell you what needs fixing first.
You can. On Ibiza it rarely helps: the same house at three prices across five portals signals a seller who is not in control.
Explained clearly in writing before you instruct us. No surprises at completion: that is the entire point.
